Early engagement means that we can provide you with pre-construction planning advise right from the start. Simply put, the earlier we engage the more budget control, pricing insight, and alternative product suggestions we can offer. This helps you achieve the look and feel you are after within your price range.

Open communication throughout the building process ensures your investment aligns with the final product. From initial consultation to practical completion there are always choices to be made. We really push to keep those lines of communication open so that you know the finished result will represent your architectural vision.

CONSULTATION TO ESTIMATE

INITIAL CONSULTATION

  • New build or renovation?
  • Site/land for new build?
  • Plan options – Architect/Designer/Draughtsman
  • Budget
  • Timeline/building schedule

CONCEPTS AND WORKING DRAWINGS

Once the Architect/Designer/Draughtsman has been agreed upon the concepts will be drawn up. This is a good time to request some changes to fit within your design aspirations and/or budget. We can walk you through this process, offer insight and suggest alternative products. At this point we can establish what kind of square metre rate you’ll be looking at for the project.

Once happy with the concepts, working plans can be drawn up. Final questions answered and building products agreed upon.

DETAILED ESTIMATE

It’s now time to price. We don’t quote, we estimate. This is thorough and detailed, but allows some wiggle room in either direction. If you decide to switch your floors from polished concrete to timber OR swap out your 1st grade cedar to 2nd grade it means we don’t have to submit a variation to you for every change.

CONSENTS, CONTRACT, CONFIRM

BUILDING AND RESOURCE CONSENTS

Plans are then submitted to Council for building consent (and if required, resource consent). All going well the Council will then approve your plans. This normally requires a 4 to 6-week turnaround with the Queenstown Lakes District Council.

CONTRACT

We’ve reached the time to sign the dotted line. Consent is ready to go and a detailed estimate has been provided.

We run all our projects on a charge-up schedule basis. This works out better for you as the client, as further margins aren’t added to cover for the ‘unknown’ AND helps to reduce the administrative burden our end. In other words, we don’t give you a set price, we give you a fair price. All invoices we receive are attached to the invoice sent out monthly so that you can see exactly where your money is going.

CONFIRM

Minor variations may require submission to Council.

CONSTRUCTION TO COMPLETION

CONSTRUCTION BEGINS

During this part of the building process, progress and work is monitored. We’ll provide you with regular updates, and if you’re building from out of town, we’re always happy to provide progress photos.
Variations to structure or materials may occur. If changes are requested, please be aware that estimated prices will change too. This can be discussed at the time.
Monthly invoices will be sent out to cover progress. These will be based on a charge-up schedule basis (this means we invoice out what we’ve been billed for during that monthly period).
Council Building Inspections will be made throughout the build to certify that the construction complies with Council Codes.

FINAL BUILD STAGES

Remedial work is checked off
Final building inspections are booked for Code of Compliance
Practical completion
Final charges
